Formula & how it works

The calculator combines both sources of return:

  • Capital gain = sale value − purchase price
  • Net rental income = (annual rent − expenses) × years
  • Total ROI = (capital gain + net rental − acquisition costs) ÷ total invested
  • Annualised ROI = compound return per year over the holding period

Example calculations

Example: a plot bought for PKR 10,000,000 with PKR 500,000 acquisition costs, sold for PKR 16,000,000 after 5 years, gives a strong total ROI with an annualised return you can compare against a fixed deposit. Add rental income above for a constructed property.
